If you run more than one air conditioner — at home, in a shop or across an office floor — you have probably been offered an AC AMC or a CMC. The terms sound similar, and many people sign one without knowing what it actually covers until the first breakdown. Then comes the surprise: the visit is covered, but the capacitor, the gas and the PCB are not.
This guide explains what each contract means in practice, how they compare, who each one suits, and the questions worth asking before you sign anything. It is based on how our technicians run maintenance contracts for homes and businesses across Bhubaneswar, Cuttack, Puri and Khordha.
What is an AC AMC (Annual Maintenance Contract)?
An AC AMC is an agreement for scheduled preventive maintenance across the year. Instead of calling for a service when the AC starts smelling or dripping, visits are planned in advance, and each one covers cleaning and performance checks. Visit frequency depends on the plan you choose and how hard your ACs work.
A typical AMC maintenance visit includes:
- Washing filters and cleaning the indoor coil and blower.
- Cleaning the outdoor condenser coil and checking the fan.
- Flushing the drain line and checking the drain tray.
- Checking electrical connections, the capacitor and current draw.
- Checking operating pressure and air outlet temperature to confirm cooling performance.
- Noting any wear or developing faults so you can plan repairs before they become breakdowns.
What an AMC usually does not include is the cost of repair parts or refrigerant. If the technician finds a weak capacitor or a leak, it is diagnosed, explained and quoted separately before any work begins.
What is an AC CMC (Comprehensive Maintenance Contract)?
A CMC builds on the AMC. It includes scheduled maintenance plus repair support as per the contract terms. The aim is to replace unpredictable per-breakdown billing with one agreement that covers both upkeep and fixing faults.
The key phrase is "as per contract terms". CMCs differ in what they treat as covered — some parts, labour, gas, or certain components may be included or excluded depending on the agreement. Always read the inclusions and exclusions list rather than assuming "comprehensive" means everything.
Read the exclusions first
Before signing any maintenance contract, ask for the written list of what is excluded. Damage from voltage surges, physical damage, and parts like the compressor or PCB are the items people most often assume are covered.
AMC vs CMC: side-by-side comparison
| Point | AMC | CMC |
|---|---|---|
| Scheduled preventive maintenance | Yes | Yes |
| Repair support | Diagnosed and quoted separately | As per contract terms |
| Repair parts | Generally billed separately | Depends on contract terms |
| Refrigerant / gas | Quoted separately | Depends on contract terms |
| Cost predictability | Predictable maintenance cost | Maintenance and repairs in one contract |
| Best suited to | Homes, small offices, newer ACs | Offices, showrooms, hotels, multi-unit sites |
Is an AC AMC worth it?
For most households with several ACs and most offices, yes — not because maintenance is complicated, but because it gets skipped. The pattern we see every April is predictable: units that have not been touched since the previous summer are switched on full-time, and weak capacitors, choked coils and blocked drains all show up in the same fortnight, when technicians are busiest.
An AMC makes sense if
- You have two or more ACs, or ACs that run more than eight hours a day.
- Your location is dusty, near a busy road, or on the coast — salty air in Puri corrodes outdoor coils faster.
- Voltage fluctuation is common in your area, which wears capacitors and PCBs.
- You tend to remember servicing only when cooling drops.
You may not need one if
- You have a single AC used only a few weeks a year.
- You reliably book a service before summer on your own. Our guide on how often to service your AC will help you plan it.
There is also a running-cost side. A coil coated in dust or a half-blocked condenser makes the compressor work longer to reach the same 24°C, which shows up on the electricity bill long before the AC actually fails. Regular cleaning under a contract keeps that hidden cost in check, and the visit reports give you a record of each unit's condition — useful when deciding whether an old AC is worth repairing or due for replacement.
Choosing an AC maintenance contract for an office
Offices have different stakes from homes. A failed AC in a server room, a clinic or a client meeting area costs more than the repair itself. That is why many businesses with multiple units prefer a CMC, or an AMC with priority scheduling, so faults are handled quickly under one agreement.
Commercial sites also tend to run mixed equipment — split units in cabins, cassette ACs in reception, ductable units on the main floor, and sometimes a VRF system. A good contract should list every unit with its location, type and capacity, and set a visit schedule that suits each. Our office AC maintenance checklist covers what facility managers should track between visits.
Questions to ask before you sign
- How many visits does the plan include, and in which months will they be scheduled?
- What exactly is done on each visit — filter wash only, or coil, drain, electrical and pressure checks too?
- For a CMC, which parts and repairs are covered, and which are excluded?
- Are refrigerant top-ups covered, or quoted separately after a leak check?
- How are breakdown calls between scheduled visits handled, and how quickly do you respond?
- Will I get a short report after each visit listing what was checked and what needs attention?
- Does the contract cover all brands and AC types I own?
Time the first visit well
Starting a contract in February or March means the first visit happens before the summer load arrives. A post-monsoon visit then deals with the moisture, mould and drain problems that build up from June to September.
How our AMC and CMC contracts work
Paras Refrigeration offers both AMC and CMC for homes, offices and multi-unit commercial sites. We are an independent service provider with 50+ technicians and 10+ years of experience, working on all major brands. Visit frequency depends on the plan and your usage, and we recommend a schedule after understanding your units. Where repairs are needed outside the contract's scope, the diagnosis and cost are explained before any work begins, with parts and refrigerant quoted separately.
If you would rather start with a single AC maintenance visit and decide on a contract afterwards, that works too — the technician's report gives you a clear picture of where your ACs stand.
