"How often should I get my AC serviced?" is one of the first questions customers ask us, and the honest answer is: it depends on how hard your AC works. A bedroom unit used a few hours a night is in a very different situation from a shop AC running twelve hours a day in Cuttack's summer, or a guest house unit breathing salt air a few hundred metres from the Puri beach.
This guide gives you a practical AC service schedule built around Odisha's climate, your daily usage and where the AC is installed — plus the simple jobs you can do between professional visits.
The short answer: how often to get an AC service
For most homes with regular use, a professional service every 3 to 4 months, with a thorough clean before summer, keeps an AC cooling well. Lightly used units should still be serviced at least twice a year. Heavily used commercial units need attention more often, and coastal units need extra outdoor unit care. Between visits, wash the filters yourself every few weeks during heavy use.
Why Odisha ACs need more frequent servicing
Manufacturer manuals are written for a generic climate. Odisha's conditions push ACs harder than that:
- Long, intense summers — from March to June, ACs often run for most of the day, and outdoor units sit in direct afternoon sun on rooftops and balconies.
- Dust — road dust and construction dust in growing areas of Bhubaneswar clog filters and coat outdoor coils quickly.
- Monsoon humidity — the AC removes far more water from the air, so a partly choked drain line overflows and mould grows on damp coils and blowers.
- Voltage fluctuation — repeated surges and dips stress capacitors, contactors and PCBs; periodic electrical checks catch weakening parts early.
- Coastal salt air — in Puri and nearby coastal areas, salt corrodes copper, aluminium fins and terminals.
AC maintenance schedule by usage
Use this table as a starting point, then adjust based on what your technician finds at each visit. If filters and coils are heavily soiled every time, shorten the interval.
| How the AC is used | Professional service | Filter cleaning (by you) |
|---|---|---|
| Light home use (under 4 hours a day, mainly summer nights) | Twice a year — before summer and before monsoon | Monthly in summer |
| Regular home use (4–10 hours a day) | Every 3–4 months, thorough clean before summer | Every 2–3 weeks in summer |
| Heavy use (10+ hours a day, home offices, clinics) | Every 2–3 months | Every 2 weeks |
| Shops, offices and restaurants | Every 2–3 months, or as per an AMC schedule | Every 1–2 weeks (staff or AMC) |
| Coastal locations near Puri | Every 2–3 months, with extra outdoor unit checks | Every 2 weeks in summer |
| Cassette, ductable and VRF/VRV systems | Scheduled preventive maintenance, usually quarterly | As per system and site |
Let the condition decide, not just the calendar
Ask your technician how dirty the filters, coils and drain tray were. If they were badly clogged at a three-month visit, your AC needs a shorter interval; if they were nearly clean, you can stretch it.
A seasonal AC service calendar for Odisha
Pre-summer (February–March)
This is the most important AC service of the year. After months of little use, the unit needs a full clean of filters, coils and blower, a drain check, and an electrical inspection before the heat arrives. Booking early also avoids the April rush, when every technician in town is busy with breakdowns.
Mid-summer (May)
For regular and heavy users, a mid-season service clears the dust that has built up during weeks of constant running. Cooling that has started to weaken in the afternoon is often restored by a coil and condenser clean.
Before and during the monsoon (June–September)
Humidity peaks, and so does condensate. A drain line and tray clean before the rains prevents most AC water leakage calls. Damp coils and blowers also breed mould, which causes musty smells — a clean with anti-bacterial treatment helps.
Post-monsoon (October–November)
Many ACs still run through October's sticky heat. A post-monsoon check clears mould and moisture-related grime, inspects the outdoor unit for rust and loose connections after the rains, and leaves the AC clean before the lighter winter months.
What a proper AC service should include
Not every visit called a "service" is the same. A complete AC service should cover:
- Filter cleaning and inspection for tears.
- Indoor evaporator coil cleaning, with pressure or foam wash where needed.
- Blower wheel cleaning to restore airflow and remove odour.
- Drain tray and drain line flushing.
- Outdoor condenser coil and fan cleaning.
- Electrical check of connections, capacitor and running current.
- Cooling performance check before the technician leaves.
If your AC has not been serviced for a long time, or cooling is clearly weak, a deeper jet clean is usually worthwhile. Our comparison of jet service vs general service explains when each makes sense.
What you can do between professional visits
A few minutes of upkeep between services keeps cooling steady and makes each professional visit more effective:
- Wash the indoor filters in plain water and let them dry fully in the shade before refitting.
- Keep at least a foot of open space around the outdoor unit, and clear leaves, plastic and clothes lines.
- Check that water is flowing from the drain pipe outside when the AC runs on a humid day.
- Use a stabiliser if your area sees frequent voltage dips, especially for non-inverter models.
- Run the AC on Cool at 24°C; very low settings only make the compressor work longer.
Offices, shops and commercial properties
Commercial ACs run longer hours, in busier spaces with doors opening constantly, so dirt builds up faster and a breakdown costs more in lost business. For offices, the practical approach is a fixed preventive schedule — usually quarterly — with filters cleaned in between. Cassette and ductable units also need their drain pumps and ducts checked. Our office AC maintenance checklist covers what to include, and AC maintenance visits can be planned around working hours.
Signs your AC needs a service sooner
- Cooling is weaker than it was, especially in the afternoon.
- Electricity bills have risen without a change in usage.
- Water is dripping from the indoor unit.
- There is a musty or burning smell from the vents.
- The outdoor unit is unusually noisy or vibrating.
- Ice is forming on the indoor coil or copper pipes.
Weak cooling is not always a service issue
If cooling stays poor after a full service, the cause may be low refrigerant, a weak capacitor or a sensor fault. See our AC not cooling guide for the common causes.
Keeping track with an AMC
If you have several ACs at home, or run an office, clinic, hotel or shop, remembering service dates for every unit is the hard part. An AC AMC schedules preventive visits across the year so no unit is missed. Paras Refrigeration provides AC servicing across Bhubaneswar, Cuttack, Puri and Khordha, with technicians aiming to reach you the same day.
